Springhills North Community Development District
The Springhills North Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes, as amended, and established on July 5, 2022 by the Board of County Commissioners of Alachua County, Florida, Ordinance No. 2022-11 as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The Springhills North CDD encompasses an area of approximately 361.02 acres, south of CR 232 Millhopper Road, east of Northwest 115th Terrace, north of Northwest 39th Avenue and west of Northwest 83rd Street Extension in Alachua County, Florida. The Springhills North CDD expects to plan establish, acquire, construct or reconstruct, enlarge or extend, equip, operate, and maintain additional systems and facilities.

The Springhills North Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended and established on July 5, 2022 by the Board of County Commissioners of Alachua County, Florida, Ordinance No. 2022-11. The powers are as described in F.S. § 190.011, 190.012(1), and 190.012(3). The District shall not be authorized to collect or impose public improvement fee(s) (“PIF”), which for purposes of this Ordinance are defined to mean “fees collected on sales transactions to pay for on-site improvements and pursuant to a recorded real estate covenant;” provided, however, that nothing herein shall be construed to limit the authority of the District to levy and collect non-ad valorem special assessments, or other fees or costs other than PIFs, pursuant to Chapter 190, Florida Statutes.
